Preparing Your Home
Investing some time and effort in the beginning of the process can increase the likelihood of receiving offers faster and get your home sold for top dollar! Here are a few things to get your home ready for selling (and getting the most out of it).

Identify Repairs: Normal wear and tear can add up quickly. Buyers usually see these small problems as a bargaining chip OR they will wonder if there are more serious issues lurking below the surface. Going through each room and make a list of these small repairs and make a plan to fix them yourself or hire a professional to help. Look for squeaky doors, faucets with a drip, small holes or dents in the walls, etc.

Declutter + Clean: Make it feel spacious! Big kitchens, living areas and storage are often big selling points. This can include removing large furniture that doesn't fit the space, ensuring all closets and cupboards are organized (don't have a Monica closet!) because potential buyers will be looking through it all.

Depersonalize: This helps buyers see your home in it's full potential. The goal is to get the buyer to fall in love with your home and the potential it has for THEM. Neutralize the space by removing souvenirs, religious symbols, family pictures and hobby collections. You don't want buyers to be distracted by your belongings or bold decor style.

Paint: A fresh coat of paint can do WONDERS for a room. Paint areas that need it most. Painting small rooms with light colors will make them feel larger, and touching up the baseboards hides a lot of sin. This is an easy task for most home owners to do themselves, for a pretty affordable price.

Staging: The goal is to create an amazing first impression! Focus on the rooms that impress buyers the most; kitchen, living room, master suite, and bathrooms. These rooms should feel spacious and inviting.

Keep it clean + consistent: Showing requests can happen at any moment, so it's important to keep your space clean and decorating style consistent. Control clutter, weeds in the yard and keep your walkways accessible. This will ensure your home is looking it's best at EVERY showing!
