Starting the Process

Are you ready to buy a home? The process of buying real estate can be a complex one, but with the right knowledge and guidance, it can be a successful and rewarding experience. Here are a few tips to get you started:
 

  • Get Pre-Approved: Before you even start house hunting, it's important to obtain a pre-approval letter from a lender. This will help you determine how much you can afford and give you a competitive edge when it comes to making an offer. Don't panic - I can connect you with a reputable lender to get this process started!

 

  • Create a Wishlist: Make a list of everything you want in a home, and prioritize it by most important (or non-negotiables). This will help narrow down your search and stay focused on finding the perfect property!

  • Connect with a Real Estate Agent: Working with an experienced and knowledgeable real estate agent can help you navigate the process and ensure that you make the best decisions for your situation. It's important to partner with an agent that you feel completely comfortable with!

The Search

Finding the right property can take some time, and there are many factors to consider. Here are a few things to keep in mind when searching for your dream home or property!

  • Location, location, location: What city do you want to live in or be near? What's in a 10 mile radius of the property? It's important to think about access to shopping, schools, recreation, your commute, and anything else that may be important to you and your family.

  • The property site: Beyond location the site itself is important. Does the property have a view, a daylight basement, lots of stairs? How close are the neighbors? Is the yard and property size suitable for your needs? All of these things should be considered based on your own priorities!

  • The neighborhood: Another critical factor to consider, as it can influence future property values. A few things to consider should be the neighboring properties, the cleanliness of the neighborhood, the noise level (barking dogs, heavy road noise, etc.) and if it's kid and pet friendly - if any of those factors are important to you, add them to your list!

  • Size and floor plan: What is the absolute minimum size for you? Do you need a one story home without stairs or would you like 2 stories or a basement? How many bedrooms and bathrooms do you require? Determining this before you head out to tour homes is a great start so you can narrow the search!

  • Kitchen + Storage: The heart of your home and the main entertaining space most of the time! Does the kitchen have everything you are looking for? Keep storage in mind for both kitchen items and other important things throughout the house. 

  • Windows + Lighting: This can make a home feel bigger and more open! Check out the views from each window and how much natural light comes in. Look out for built in light fixtures and outlets in each room to.

  • Remodel Potential: Purchasing an older or outdated home could propose the opportunity to remodel in the future. This should be considered if you are handy, or want to start a project!

The Offer + Closing

As an experienced real estate agent I am here to help you find the perfect home and get the best deal. Once you have found the property you want, I will write up an offer on your behalf and will negotiate the best possible deal. 

 

Following the acceptance, counter or rejection, I will advise on the next course of action. Once an offer is accepted, I will walk you through getting an inspection, connecting with your lender and help you with the closing paperwork.

 

After the paperwork is complete, we will walk the property one last time and FINALLY get you the keys! I am here to make your house-buying journey as smooth and stress-free as possible.
